What Contract-Grade Actually Means
Hospitality lighting is not retail lighting bought in bulk. A hotel fixture is wiped down on a housekeeping schedule, relamped by a maintenance technician who has never seen the drawing, and expected to still match the fixture beside it after a decade of that. It is specified months before the ceiling exists, against a schedule rather than a catalogue page, by a design team that needs the photometrics before it can sign off a room. And it has to be reorderable in year three, when a corridor is refurbished and eleven sconces need replacing to the same finish.
Those four pressures — durability, documentation, repeatability and lead-time certainty — are what "contract grade" describes. None of them is visible in a product photograph, and all of them are decided by how a supplier is set up rather than by how the fixture looks.
We have been set up for it since 2012. Polishing and final assembly happen in our own two facilities totalling 3,800 m² in Guzhen, Zhongshan; final assembly is not outsourced, and the small share of metal casting we buy in comes from a long-term partner mill under our own QC supervision with its certificate chain on file. Over thirteen years that has produced more than 50 hotel projects across more than 10 international hotel brands. The proof of that sits on our projects page, property by property, and it is a better argument than anything we could write here.
What a Hotel Lighting Package Contains
A full property package is four quite different problems wearing one material language.
Public areas are where the single-piece engineering lives — the lobby chandelier, the ballroom pendants, the stair and atrium pieces. These are low quantity, high consequence, and structural before they are decorative: anything over 12 kg leaves here pre-hung on its actual suspension hardware, balanced and photographed. Most of that work is chandelier work, and the collection it draws on is our brass chandelier range.
Guest rooms invert the problem. Here the challenge is not artistry but consistency at volume: every bedside sconce, reading lamp and corridor fixture has to match a golden master approved at sampling, so that the first piece and the three-hundredth look like they came from the same hand. We inspect at every manufacturing stage rather than only at the end, because a finish that drifts is only visible against its neighbour, and by then it is on a container.
F&B sits between the two — restaurant pendants, bar sconces, private dining — and usually carries the tightest dimming requirement, because the same room has to work at breakfast and at a set dinner. Back of house is the part nobody specifies and everybody needs: service corridors, staff areas, the pieces that have to exist for the package to be complete.
There is no fixed MOQ for a single bespoke design. A typical first order runs 30 to 100 pieces per reference, mix-and-match across references in the same material family is welcome, and repeat orders after sample sign-off carry no minimum at all — which is what makes the year-three corridor refurbishment possible.
The FF&E Documentation Pack
This is the part that separates a hospitality supplier from a lighting supplier, and it is the part procurement teams find hardest to get. Every project we quote includes a complete FF&E lighting package, not as an extra line item: dimensioned CAD drawings, photometric IES files, wiring diagrams, suspension-point calculations, and a recommended installation sequence. Drawings are stamped by our in-house engineers and re-stamped by a third-party consultant where the hotel group requires it.
IES files exist for every reference and are generated by our lighting-design partner in DIALux or Relux. For project-specific designs we model the space itself and return a full luminaire layout and illumination report — included at no extra cost on orders above USD 30,000, because a design team that can drop the room straight into its own model is a design team that specifies faster.
Electrical specification is fixed in the same pack. LED modules are tuned across 2700K–4000K at CRI 80, 90 or 95+, held to 3-step MacAdam ellipses, and mock-ups in the selected CCT are sent for sign-off before production. Dimming is 0–10V, DALI, phase-cut or wireless, and drivers and dimming modules are pre-wired, tested and labelled in the factory to your control spec — Lutron, Crestron, KNX, DALI-2 or Casambi — so on-site commissioning is plug-and-play for the controls contractor rather than a fault-finding exercise on a live floor.
For FF&E procurement companies and OS&E suppliers we are set up as a vendor of record: third-party purchase orders, a mutual NDA, a vendor code, a per-project submittal package, billing in USD, EUR, RMB or HKD, and milestone-based payments including L/C at sight. Design IP is held in a restricted-access project folder and is not shown to other clients; we do not use client logos or project photographs without written permission, and never before the property has opened.
From Moodboard to Pre-Hang Load Test
Six stages, one project manager from first to last: concept moodboard, CAD and shop drawings, a 1:1 physical prototype, sample sign-off, production with weekly photographs, then the pre-hang test, crating and on-site installation support.
End to end that runs 8 to 14 weeks depending on size, finish and material — roughly 1–2 weeks for concept and shop drawings, 2–3 for the prototype, 4–6 for production, and 2–3 for the pre-hang test and ocean freight. The milestone schedule is fixed in the quotation rather than discovered later, so an opening date can be planned backwards from it. Before any of it starts you can hold the finish: chip sets are 50 × 50 mm and ship by DHL at cost, with an A4 panel for larger architectural finishes, refundable against a confirmed order above USD 5,000.
Crating is engineered rather than improvised — triple-wall corrugated crate, a vacuum-formed foam cradle for the body, individual sleeves for glass and crystal parts, silica-gel desiccant, a humidity indicator card, and an outer heat-treated wooden case compliant with ISPM-15. Inner foam is recyclable EPE or EVA rather than expanded polystyrene, and hardwood crates carry FSC chain-of-custody certification. Container-loading photographs and a packing list go out before the vessel sails, which is what makes a damage claim a seven-day matter rather than an argument.
We ship EXW, FOB Shenzhen or Ningbo, CIF, DAP and DDP to most countries, and routinely split one quotation across several towers, villas or cities with per-site containers and per-site packing lists. Typical door-to-door transit runs 22–28 days to the US West Coast, 28–34 to the East Coast, 28–35 to the EU, 14–20 to the Middle East and 18–25 to Southeast Asia. For overseas projects a senior engineer attends the pre-hang and the first on-site installation, typically 5 to 10 days on site.
Compliance for Contract Specification
Production runs under the certificate umbrella of our audited partner factory: UL E362995 under factory follow-up service, ETL 240200052TPE-001, CE-LVD to EN 60598, RoHS 2.0 under EU 2015/863, FSC chain of custody CN20/30679 and BSCI audit 26-0385758. Those certificates are held by the manufacturing facility, not by Metis Maison, and we say so on every submittal — a specification that assumes otherwise will fail its own audit.
What Metis Maison issues, as the commercial exporter, is a Certificate of Conformity and the commercial invoice for every project, so customs and your procurement team have one point of accountability rather than two. Once a project is confirmed we release the model-specific test report drawn from the live factory file; we do not circulate third-party reports for models you are not commissioning, which is the same chain-of-custody discipline that protects your own drawings.
Materials are specified to the same standard as the paperwork: SUS304 and SUS316 stainless where corrosion matters, ISO 898 grade 8.8 fasteners with A4-80 on coastal sites, K9 optical crystal at PbO ≥ 24%, and all plating RoHS-compliant. In seismic zones we engineer to IBC / ASCE 7. The warranty runs five years on the fixture body, plating and LED modules, and two years on drivers and electrical components, honoured worldwide through Metis Maison or a designated local agent.

What to Send Us to Get a Quote
If you already have a BOQ or an FF&E schedule with references, send it and we return an itemised quote within 24 hours. If the project is still a concept, we return a budget range within 48 hours and a firm quote within 5 working days of prototype approval.
The quote gets sharper the more of this comes with it: quantities per reference and the room type each belongs to; ceiling heights and intended drops for anything hung; a finish direction, even loosely — a photograph is enough to start; CCT, CRI and the dimming protocol if the controls package is already chosen; the destination port and Incoterm; and the target on-site date, which is what determines whether 8 weeks or 14 is the honest number for your scheme.
Standard terms are 30% T/T deposit with 70% before shipment, or L/C at sight for projects above USD 80,000, with milestone payments negotiable on phased rollouts such as a tower-by-tower delivery. A moodboard, a reference photograph or a hand sketch is a perfectly good starting point — we build the 1:1 prototype from it and you approve the object rather than the drawing.
